Q1 2026 ran hotter than expected in several Montreal sectors, with steady demand and tight inventory. Here is the read across the major markets, with what it means for buyers and sellers.

The single-family median price in Greater Montreal hit $625,000 in Q1 2026, up 4.2% year over year. Condos averaged $415,000, up 3.1%. Plex prices held flat, with growth concentrated in central neighborhoods (Plateau, Verdun, Sud-Ouest).

Days on market dropped to an average of 28 days for well-priced homes, against 42 days in Q1 2025. Inventory stayed below the historical average, which keeps mild pressure on prices.
